A Mortgage Lender Uses AI to Expand Home Ownership

When people talk about artificial intelligence and mortgages — and they do, a sign of AI tackling more real-world problems — they mostly refer to making the process less of a paper-heavy slog.

Then there’s Proportunity.

Born of a unique tech startup builder called Entrepreneur First — a “talent investor” that pairs up smart strangers and helps them develop whatever company idea they come up with — Proportunity uses AI based on Intel technologies to find London properties that are poised to appreciate in value. The company then offers a sort of “bridge loan” for first-time buyers who can afford the monthly payments but don’t have enough for the down payment that traditional lenders require.

 “We started with first-time buyers because this is a huge problem here in London,” says Stefan Boronea, Proportunity co-founder and CTO. “Affordability is pretty low.”

The company estimates that down payment requirements keep some 200,000 more would-be first-time buyers from joining the U.K. market today, compared with 2001.

Proportunity helps bridge that gap with an interest-only equity loan on top of a traditional mortgage, thus lowering the initial outlay required to complete the purchase. As the home’s value appreciates, the homeowner can refinance and pay off the Proportunity loan.

“Customers want to be confident that they’re buying a property that will grow in value, and we want to drive good investments both for the customer and for our investors,” says Boronea.

So how does Proportunity find diamonds in the real-estate rough — with so much confidence? The company uses a combination of spatiotemporal machine learning algorithms, Boronea says, “to understand what macroeconomic and microeconomic factors are driving price growth.”

The data is out there, Boronea explains, but the hard part is figuring out which data is relevant and then using it to build an accurate prediction model. “There are a lot of new potential data sources that we could use and new experiments to try,” he says, “but there’s always the question of how do we prioritize that and how do we test really quickly what works and what doesn’t work.”

In other words, time is precious — and that’s where Intel helped give Proportunity a boost. Its data scientists worked with engineers from the Intel AI Builder team, who shared expertise and introduced a set of Intel-optimized software libraries and tools into their workflow (read more about Proportunity’s technical solution).

After testing various CPU- and GPU-based systems, the company now relies on Intel Xeon Scalable processors for both its AI training and inference. “We have a pragmatic view on technology,” Boronea says, “and the training and the testing proved to be very successful for us.”

Proportunity recently celebrated its first year of issuing loans — meet its first customer on YouTube — and is working to expand. “There’s a huge need worldwide for this kind of product,” Boronea says.

“Globally, property markets respond in similar ways to fundamental shifts in population, age, crime, accessibility and of course, affordability,” Proportunity CEO Vadim Toader told City A.M. “Now we have the tools to process these shifts, predict the reaction, and get that information to those who need it.”

That means first-time buyers struggling with down payments in other cities might get an AI-powered helping hand soon, too.

Mobileye and NIO Partner to Bring Level 4 Autonomous Vehicles to Consumers in China and Beyond

What’s New: Mobileye, an Intel company, and NIO, a pioneer in China’s premium electric vehicle market, are engaging in a strategic collaboration on the development of highly automated and autonomous vehicles (AV) for consumer markets in China and other major territories. As part of the planned cooperation, NIO will engineer and manufacture a self-driving system designed by Mobileye, building on its Level 4 (L4) AV kit. This self-driving system would be the first of its kind, targeting consumer autonomy and engineered for automotive qualification standards, quality, cost and scale. NIO will mass-produce the system for Mobileye and also integrate the technology into its electric vehicle lines for consumer markets and for Mobileye’s driverless ride-hailing services. NIO’s variants will target initial release in China, with plans to subsequently expand into other global markets.

NIO will take on the automotive-grade engineering, integration and mass-production of Mobileye’s system for both consumer automotive markets and for Mobileye’s mobility-as-a-service (MaaS) applications. Mobileye Outlines Strategy for Driving Significant Growth

JERUSALEM, Nov. 5, 2019 – During an investor summit today at Mobileye headquarters in Jerusalem, Mobileye President and CEO Professor Amnon Shashua projected significant and sustained revenue growth for the next decade. The forecast was offered within a broader strategy update that included new data points across Mobileye’s lines of business, an expanded total available market (TAM) and new customer announcements. At the event, Intel CFO George Davis described Mobileye as one of the company’s strategic, data-centric growth opportunities, which is outperforming Intel’s initial expectations.

“Intel is participating in an expanded and increasingly data-centric TAM,” Davis said. “As one of Intel’s big bets, Mobileye is a critical part of Intel’s future and is already exceeding our expectations with ADAS revenue today that is funding the future of driverless cars.”

In the 2019’s third quarter, Mobileye achieved another record quarter with 20 percent revenue growth year over year driven by continued advanced driver-assistance systems (ADAS) momentum. As one of the most successful acquisitions in Intel’s history, Mobileye is now Intel’s fastest growing business on an annualized basis. The strength of Mobileye’s business today is largely attributable to a rapidly expanding ADAS market, while its future business will expand greatly with forays into data monetization and the nascent robotaxi market.

“Mobileye is uniquely creating economic and societal value every day of the journey to fully autonomous vehicles,” Shashua said. “Our ADAS to AV strategy sets us up to play the marathon game with self-funding of R&D that will enable us to address key segments of a significant TAM for ADAS and data of $72.5 billion and an estimated $160 billion TAM for robotaxis by 2030.”

During the event, Shashua announced a Level 4 design win with Chinese electric automaker NIO. NIO will integrate Mobileye’s industry-leading self-driving system to build highly automated and autonomous vehicles (AV) for consumer markets in China and other major territories. NIO will also work with Mobileye to develop a robotaxi variant of its next-generation vehicle that will be exclusively sold to Mobileye for global deployment of robotaxi-based ride-sharing services.

At the event today, Shashua laid out Mobileye’s strategic business pillars and provided deep-dives into Mobileye’s industry leading assets in computer vision, mapping and safety. Other disclosures included:

Revenue Today Through ADAS:

  • By the end of 2019, Mobileye will have shipped more than 50 million EyeQ® chips since 2008.
  • Today, Mobileye powers ADAS systems in 300 car models with 27 OEM partners.
  • Eight out of 11 L2+ systems in production are based on Mobileye technology.
  • Three major market design wins: 4 million new units with a major European OEM; a deal with the largest OEM in India – the second-fastest growing market for automobiles globally1 (after China); and two new wins with leading Chinese OEMs.

Robotaxi Mobility-as-a-Service: Investors and analysts at the event were treated to behind-the-scenes R&D test drives on the demanding roads of Jerusalem. Mobileye demonstrated how its complete AV solution stack is technically advanced with unmatched agility and safety, coping with a wide variety of driving complexities. It is technology Mobileye is perfecting for its driverless ride-hailing business, starting with its Pinta pilot announced last year.

  • The Volkswagen and Champion Motors joint venture announced last year (aka “Pinta”) is on track for operation in Tel Aviv by 2022.
  • Using third-party data, Intel conservatively estimates the TAM for robotaxis at $160 billion by 2030.
  • Also announced today, Mobileye and RATP Group (Régie Autonome des Transports Parisiens) are collaborating toward a long-term cooperation aiming for the deployment of autonomous transportation solutions based on Mobileye’s AV technology. The combination of Mobileye’s unique AV assets combined with RATP Group’s strong position in Europe and mobility services expertise enable the companies to explore bringing to market a joint offering for a robotaxi shuttle fleet globally. Testing will start in Paris in 2020.

New revenue from data: Mobileye is capitalizing on its industry leading ADAS footprint with a differentiated, crowd-sourced approach to the technically challenging field of creating ultra-precise maps. Its Road Experience Management™ (REM™) mapping system is unmatched as a solution for autonomous driving, as well as for offering data solutions for smart city management and beyond.

  • Mobileye is now running automatic map creation of the world based on data arriving from BMW, Volkswagen, Nissan and three other major OEMs, ensuring fresh maps. Based on harvesting volumes, Mobileye leaders predict the European Union will be fully mapped by 2020’s first quarter, and the majority of the U.S. before year-end 2020.
  • Mobileye’s recent ADAS wins in Europe, India and China expand its mapping reach to the “big five”: China, EMEA, India, Korea and the U.S.

NTT, Intel and Sony Establish New Global Forum Dedicated to Realizing the Communications of the Future

SANTA CLARA, Calif., Oct. 30, 2019 — Delivering on the promise of a truly smart and connected world, where we enjoy an environment that improves the way humans live and interact with technology, requires a significant shift in computing, communications and network infrastructure. Nippon Telegraph and Telephone Corporation (NTT), Intel Corporation (Intel) and Sony Corporation (Sony) today announced that they will create a new industry forum, the Innovative Optical and Wireless Network (IOWN1) Global Forum.

The global forum’s objective is to accelerate the adoption of a new communication infrastructure that will bring together an all photonics network infrastructure including silicon photonics, edge computing and connected computing to meet our future data and computing requirements through the development of new technologies, frameworks, specifications and reference designs, in areas such as:

  • Photonics R&D, including photonic devices of the future, photonic network equipment and end-to-end architecture, powered by advances in photonics-electronics convergence technologies. This will significantly reduce power consumption and enable instant access and response by shortening latency times and broadening transmission capacity.
  • Connected compute, which is expected to be increasingly critical for computing across networks, leveraging both artificial intelligence (AI) and workloads that will be dynamic and distributed.
  • Use cases and best practices for a smart world and enabling technologies, such as digital twin computing (a computing paradigm that enables humans and things in the real world to be re-created and interact without restrictions in cyberspace), R&D in human behavior and society modeling, large-scale simulations and next-generation “real” UI/UX device technologies.

Next-generation communications have the potential to improve many aspects of life, ranging from remote healthcare, disaster prevention, education, automated driving, finance, entertainment/sports and industrial manufacturing. IOWN’s aim is to deliver the next generation of communication infrastructure that will allow as many people as possible to take advantage of this future.

Technology, telecommunications and other industry organizations will be invited to join the forum. NTT, Intel and Sony, with their industry leadership and expertise in these technology areas, will act as founding members. In the coming months, NTT, Intel and Sony will select the initial board of the IOWN Global Forum to jointly kick off operations.

What’s New: Intel in September unveiled its new highly efficient development center in Petach Tikva, Israel. The 800,000-square-foot, 11-story building named PTK1 unites 2,000 employees, who had been scattered in eight buildings across five campuses. Intel’s new development center is the smartest one around: PTK1 independently runs its various systems and functions, accumulating data, processing it and using artificial intelligence (AI) to make decisions.

Every day, PTK1 produces 50 to 100 terabytes of data — information that is analyzed in real time by an Intel-based building management system. What’s New: Today at the Samsung Developer Conference, Samsung announced three new laptops co-engineered with Intel: Samsung’s first two laptops verified to the target specification and experiences of Intel’s innovation program code-named “Project Athena” and an upcoming Samsung Galaxy Book S based on Intel’s unique processor code-named “Lakefield.”

Why It Matters: Through deepened co-engineering efforts with the industry, Intel is bringing the ecosystem together to drive innovation based on insights about what people need from their PCs. The new Galaxy Book devices were co-engineered with Intel as part of the New Mobile Computing initiative from Samsung. Complementary to Intel’s vision of platformation – delivering beyond the processor by enabling the full PC experience across silicon, hardware and software innovation – the initiative builds on the companies’ history of collaboration, aiming to deliver:

  • New and seamless experiences to the laptop, including artificial intelligence and graphics
  • Expanded connectivity capabilities such as Wi-Fi, Thunderbolt™ and 5G
  • Accelerated innovation on new form factors and richer display technology

About the New Laptops: Samsung announced its first two laptops verified to the target specification and key experiences of the Project Athena innovation program1. With the new additions, 17 laptops have been verified to date. Powered by 10th Gen Intel® Core™ processors, Galaxy Book Flex and Galaxy Book Ion were co-engineered with Intel to deliver consistent responsiveness on battery, real-world battery life performance2 and instant action. Each one also features the world’s first QLED display on a laptop with an ultra-thin bezel for more immersive experiences and will be available in in two sizes: 13.3 inch and 15.6 inch.

  • Galaxy Book Flex is based on 10th Gen Intel Core processors with Intel® Iris® Plus graphics and has a convertible 2 in 1 design with a 360-degree hinge. It’s equipped with the enhanced S Pen with gesture control, biometric login and an aluminum body that is built to last.
  • Galaxy Book Ion is based on 10th Gen Intel Core processors for demanding multithreaded workloads. It has an ultra-thin frame made of lightweight magnesium for the on-the-go professional who isn’t bound to a desk.

Samsung also shared details about an upcoming Galaxy Book S based on Intel’s Lakefield processor, featuring Intel’s Foveros 3D stacking technology and a hybrid computing architecture to deliver the optimal balance of performance, efficiency and connectivity in a small footprint. Lakefield enables flexibility on form factor and design across single, dual and foldable screen device categories. Samsung Galaxy Book S is expected to be the first device to arrive in market based on Lakefield, and will offer Intel LTE support for an always-connected experience.

Why More Software Development Needs to Go to the Machines

Our expert: Justin Gottschlich leads the Machine Programming Research (MPR) team in the Systems and Software Research Lab. Justin’s newly-formed research group focuses on the pioneering promise of machine programming, which is a fusion of machine learning, formal methods, programming languages, compilers and computer systems.

His simple explanation of machine programming: MPR uses forms of machine learning and other automatic methods to create software capable of creating its own software. It’s called machine programming and is fundamentally about automating software development and maintenance. When fully realized, machine programming will enable everyone to express their creativity and develop their own software without writing a single line of code.

Machine programming’s promise: In today’s technological landscape, software is integrated into almost everything we do. It controls many aspects of our mobile devices – laptops, tablets, phones. It connects us to the internet and drives our social media feeds. It virtualizes our data centers and makes our homes more intelligent. But developing and maintaining software is a time-consuming and error-prone process, Justin says. “I believe we can create a society where everyone can create software, but machines will handle the ‘programming’ part,” he says. “Thus, ‘machine programming.’”

A shortage of human programmers: A core problem for Intel and other leading tech companies, according to Justin, is that they are running low on senior developers – a shortage that crimps the amount of programming across all industries. According to code.org, there are 500,000 open programming positions available in the U.S. alone — compared with an annual crop of 50,000 graduating computer science majors. A similar shortage can be found across the European Union. In the programming jobs market, Justin says, at best only 10% of the people filling those jobs have the computer science training to become top-level advanced developers. With today’s heterogeneous hardware — CPUs, GPUs, FPGAs, ASICs, neuromorphic and, soon, quantum chips — it will become difficult, perhaps impossible, to find developers who can correctly, efficiently, and securely program across all of that hardware.

Now is the time: Machine programming is a fusion of different fields. It uses automatic programming technique, from precise (e.g., formal program synthesis) to probabilistic (e.g., differentiable programming) methods. It also uses and learns from everything we’ve built in hardware and software to date. Researchers have dabbled in machine programming since the 1950s, Justin says. “But today is different. We’re at an inflection point with new machine learning algorithms, new and improved hardware, and rich and dense programming data. These are the three essential ingredients that we believe enable machine programming.” One example is illustrated by recent genetic algorithm (GA) research from Justin’s team, which illustrates how the fitness function of a genetic algorithm – a complicated machine learning heuristic developed by expert programmers – can be automated. Justin says this work likely wouldn’t have been possible just a few years ago.

Refusing to accept bugs: Almost all large-scale software today (e.g., operating systems, browsers, social media platforms) includes accuracy, performance or security bugs. “Our latest NeurIPS ’19 paper provides early evidence that certain types of bugs that have historically evaded even expert programmer detection can be automatically detected with machine programming, requiring zero human intervention,” Justin says. “The next step is to automatically fix them.”

From 500,000 lines of code to 500: Justin points to a well-known example of machine programming’s benefits. Google Translate, a service that automatically translates among languages, was built by engineers who hand-coded around 500,000 lines using classical programming techniques. With the advent of machine programming, Google rewrote its code, partially using differentiable programming (one small slice of the overall machine programming pie). That rewrite decreased the code base from 500,000 lines to 500 lines, a 1,000x reduction. “Not only did the code size shrink by 1,000 times,” Justin says, “the accuracy of the system actually improved – it’s incredible.”

More programming jobs, not fewer: Machine programming will not eliminate jobs, Justin contends, but instead create them – possibly millions of them. The more menial aspects of programming will be automated, he says, which is the goal. With machine programming, he adds, “our blue-sky vision is so long as you can express your ideas (as we call it – intention) in some way that the machine can recognize – be it natural language, visual diagrams or gestures – machine programming builds a path for you to create your own software.” To begin building these advanced machine programming systems, Justin says, we’ll rely heavily on a community of programmers and scientists – those who can work across platforms, machine learning and formal techniques, heterogeneous hardware, and many programming languages. Justin and team outline their future vision of machine programming in a paper jointly published with MIT researchers, “The Three Pillars of Machine Programming.”

Justin will deliver the keynote address at the University of Pennsylvania Industry Day event on Friday, Oct. 25: Future of Safe Autonomy.

Intel Introduces Tremont Microarchitecture

What’s New: Today at the Linley Fall Processor Conference in Santa Clara, Calif., Intel revealed the first architectural details related to Tremont. Intel’s newest and most advanced low-power x86 CPU architecture, Tremont offers a significant performance boost over prior generations.

Why It Matters: Tremont next-generation low-power x86 microarchitecture delivers significant IPC (instructions per cycle) gains gen-over-gen compared with Intel’s prior low-power x86 architectures. Designed for enhanced processing power in compact, low-power packages, Tremont-based processors will enable a new generation of innovative form factors for client devices, creative applications for the internet of things (IoT), efficient data center products and more.

When combined with other technologies across Intel’s broader IP portfolio, this architecture will enable a new generation of products. Using Intel’s 3D packaging technology Foveros, Tremont is integrated within a wider set of silicon IPs in Lakefield, which will power breakthrough innovative devices like the recently announced dual-screen Microsoft Surface Neo.

Performant architectures are the foundation of chips that capture and process data. Low-power solutions are essential to enabling new use cases driven by smaller form factors.

The Details: Intel Tremont includes several advancements in ISA (instruction set architecture), microarchitecture, security and power management. It delivers significant IPC gains gen-over-gen as compared with Intel’s prior low-power x86 architectures, making it a first-class offering for powering a new generation of Intel products across client, IoT and data center offerings. Tremont’s unique 6-wide (2×3-wide clustered) out-of-order decoder in the front end allows for a more efficient feed to the wider back end, which is fundamental for performance.

The Race to Commercially-Viable Quantum Computing Is a Marathon, Not a Sprint

Quantum computing receives a lot of attention due to its potential to take on problems beyond the reach of today’s computers, such as new drug discovery, financial modeling and exploring how the universe works.

Universities, governments and technology companies around the world are striving to achieve a commercially-viable quantum computing system. While the collective progress is real – and is getting noticed – the field is still at mile one of what will be a marathon toward quantum computing’s commercialization.

That said, important milestones along this journey should be recognized, celebrated and built upon.

More Promising Results

As researchers at Intel and across the globe are discovering, quantum computing has the potential to tackle problems that conventional computing – even the world’s most powerful supercomputers – can’t quite handle.

Today, it was confirmed that researchers from Google had demonstrated the extraordinary speed of quantum, as compared to traditional supercomputers, with a benchmark test known as “quantum supremacy.” The Google team designed an algorithm that could run an analysis in 200 seconds on a small quantum processor, a 53-qubit superconducting test chip, that would take the most powerful supercomputer approximately 10,000 years to perform.

For this demonstration, we congratulate the team at Google.

The Road to Commercial Relevance

Bolstered by this exciting news, we should now turn our attention to the steps it will take to build a system that will enable us to address intractable challenges — in other words, to demonstrate “quantum practicality.” To get a sense of what it would take to achieve quantum practicality, Intel researchers used our high-performance quantum simulator to predict the point at which a quantum computer could outpace a supercomputer in solving an optimization problem called Max-Cut. We chose Max-Cut as a test case because it is widely used in everything from traffic management to electronic design, and because it is an algorithm that gets exponentially more complicated as the number of variables increases.

In our study, we compared a noise-tolerant quantum algorithm with a state-of-the art classical algorithm on a range of Max-Cut problems of increasing size. After extensive simulations, our research suggests it will take at least hundreds, if not thousands, of qubits working reliably before quantum computers will be able to solve practical problems faster than supercomputers.

In other words, it may be years before the industry can develop a functional quantum processor of this size, so there is still work to be done.

At Intel, we work with our partners and the research community to speed advancement across the complete quantum computing stack so every mile marker passed in this marathon will bring us closer to true quantum practicality.

We’re very excited about our progress in advancing a technology known as spin qubits in silicon. We believe spin qubits have a major scaling advantage over superconducting qubits, because they are much smaller than their counterparts.

In fact, spin qubits resemble a single electron transistor, a technology Intel has spent the past 50 years manufacturing. Because of this resemblance, we were able to take our learnings from transistor manufacturing and apply it at scale to quantum computing research. Today, we’re manufacturing spin qubits on 300 mm silicon wafers in the same facilities and with the same processes that we use to produce our state-of-the-art Intel processors. And, to further speed our research and feedback cycles, we have designed a new tool, called the cryoprober (Cryogenic Wafer Prober), to test and characterize these 300mm silicon spin qubit wafers at scale.

As these discoveries and ongoing research demonstrate, quantum computing will be a transformational technology. However, we will continue to overcome many challenges – and pass many mile markers – on this incredible journey of discovery before this technology will change your life or mine.

So, let’s applaud this scientific moment and the researchers, and set our sights on what we will achieve at the finish line much further down the road: quantum practicality.

Intel Signs Strategic MOU to Develop Innovative VR/AR Solutions

What’s New: Today, Intel is working to develop 5G-based virtual reality (VR), 3D and 360-degree content development platforms for the Olympic Games Tokyo 2020, the Olympic Winter Games Beijing 2022 and the Olympic Games Paris 2024. To help create these experiences, Intel signed a strategic memorandum of understanding (MOU) with Sky Limit Entertainment (SoReal).

How This Collaboration will Deliver Technology: Using Intel® Core™ and Intel® Xeon® processors and other Intel products, the collaboration between Intel and SoReal will develop 5G-technology-enhanced virtual reality and augmented reality (AR) content solutions to help bring more immersive experiences to the Olympics. The strategic MoU involves five aspects:

  • Develop 5G-based VR/AR solutions: To bring these virtual and augmented content experiences to life, research will be conducted on dynamic allocation architecture of rendering servers, data compression and decoding on different networks; VR gaming mixed frame synchronization; and other related technologies. Significant optimization is required in management and clients to bring interactive VR experiences into reality in the 5G era.
  • Design and produce 360-dgree VR/AR content related to competition and sports events; develop supporting facilities including software, hardware and system integration: Development of a VR chair-, VR cube-, VR magic box-related hardware and software solutions to provide audiences with the most advanced VR gaming, VR sports and VR broadcasting experiences.
  • Provide VR/AR experiences and training assistance to Olympic athletes: Develop a VR sports simulator-related product to provide VR/AR experiences and training assistance to Olympic athletes.
  • Plan, operate, broadcast and promote VR/AR esports events: Based on the Intel technology referenced above, plans are underway to operate broadcasts and promote future VR/AR esports events.
  • Build a VR/AR theme park: Development of a VR/AR theme park (SoReal VR&AR International E-Sports Centre) at Shougang campus and creation of a cutting-edge VR/AR sport industry center, which is close to the Olympic Big Air venue and Olympic winter sports training centers, to provide audiences a top-notch experience among VR esports, VR sports games and VR broadcasting industries.

Intel Eyes Leadership in 5G Edge Computing; Acquiring Smart Edge

What’s New: Intel has signed a definitive agreement to acquire the Smart Edge™ intelligent-edge platform business from Pivot Technology Solutions Inc., an IT infrastructure and service provider. Smart Edge is a cloud-native, scalable and secure platform for multi-access edge computing (MEC). With Smart Edge, enterprises and communications service providers can enable cloud-like services closer to the user on the customer-premise or network edge. The expansion of computing in the network and at the edge is an important growth opportunity for Intel – an estimated $65 billion silicon addressable market by 2023. Edge computing is an opportunity that is accelerating with the rollout of 5G networks.

Intel Xeon Scalable Processors Accelerate Big Data Computing in Alibaba Cloud

What’s New: Intel and Alibaba Cloud, the data intelligence backbone of Alibaba Group, jointly announced the two companies have optimized big data performance and decision support within the Alibaba Cloud based on Intel® Xeon® Scalable processors. Through their close collaboration, Alibaba Cloud published the industry’s first 100,000 scale factor on Alibaba Cloud MaxCompute cluster running on Intel Xeon Scalable processors, demonstrating Alibaba Cloud’s ability to deliver high-performance, cost-effective cloud services.

Why It Matters: Alibaba Cloud is the first cloud service provider to release benchmark results on 100TB data; previous records were on 10TB and 30TB data performances. Benchmark results released by the Transaction Processing Performance Council (TPC) are an important reference standard enabling customers to choose the best software and hardware platforms.
